Pre-Purchase Inspections for Buyers
The professional home inspector visually examines the readily accessible systems and components of a home and operates those systems and components utilizing industry Standards of Practice. The client is encouraged to attend the entire inspection. Areas to be inspected include:

Upon completion of the inspection, a computerized Inspection Report with digital pictures of defects, is printed on site and presented in the Pillar To Post Inspection Report Binder, which also includes a seasonal maintenance checklist, home file system for important papers/receipts and a “Living With My Home” CD-Rom. Also, Pillar To Post clients are entitled to special benefits through our home alliance program (HAP.) Through the HAP, home buyers will enjoy many benefits from companies such as Sears, Certa Pro Painters, PODS, California Closets, The Move Advocate, Brinks, and 1-800-GOT-JUNK. Sears will offer Pillar To Post customers special affiliate discounts on leading “hard goods” that include the Kenmore, Craftsman, Sears-O-Pedic well known Sears brands, as well as other leading brands in appliances, electronics, tools and garden equipment and other “hard goods” products that our customers need when moving homes.

Pre-Listing Inspections for Sellers
In preparation of listing a home for sale, the professional home inspector will visually examine the readily accessible systems and components of a home and operates those systems and components utilizing industry Standards of Practice. The owner is encouraged to attend the entire inspection. Areas to be inspected include:

New Construction Inspection
Completed after the construction process is completed, this type of inspection is a visual examination of all accessible areas of a residential house by a qualified professional home inspector, which is designed to identify observed material defects in the major component groups. It is a home inspection that includes, Property & Site, Exterior & Garage, Roof & Attic, Basement/Structure, Heating/Cooling systems, Plumbing Systems, Electrical Systems, bathrooms and fixtures, kitchen and appliances, and all living spaces.

Upon completion of the inspection, a computerized Inspection Report with digital pictures of defects is printed on site, and inserted into the Pillar To Post inspection report binder.

Wood Destroying Insect Inspection
A visual inspection of accessible areas for active or evidence of past infestation of wood destroying insects to include termites, wood boring beetles, carpenter ants and carpenter bees by one of our termite inspectors. An NPMA-33 inspection report is issued with the findings of the report and inserted into the Pillar To Post report binder.

Radon Testing
Testing is performed using EPA and state protocol for home sellers and buyers. A passive radon monitor is placed in the home for a 48 hour minimum testing period by a State of NJ Licensed Radon Sampling Technician. A Sampling Report is mailed directly from the lab to the client. Someone from our team will be available for an explanation of the lab report. If a reading of 4.0 pCi/l or higher is detected a retest will be required. If the retest also comes in above 4.0 pCi/l, than a Radon Mitigation Specialist should be contacted for advice.

Bulkhead Inspections

A visual examination of the bulkhead wall and attached components is performed. The examination is designed to detect material defects or installer error, that has or may result in structural failure or personal injury. All areas where damage is suspected will be probed. Water entry is sometimes required for this inspection and is at the discretion of the inspector. When scheduling please consider that these inspections should be performed, at, or as close as possible to, low tide.

Mold Inspection with Air Samples
This is an initial step to determining if a home has a mold problem. The Inspector will perform a visual examination of all accessible areas of the residential home which is designed to identify current or past moisture problems which may lead to mold contamination. The client is encouraged to attend the entire inspection. Up to four air and/or surface samples will be collected and sent to a laboratory for analysis. Laboratory results are available in approximately 3 to 5 business days. If the report analysis reveals elevated mold readings the next step is consultation with a Certified Industrial Hygienist for advice on remediation.

Pool Inspection

The pool and its associated components are visually inspected to identify any structural or surface defects. The electrical and safety components, including but not limited to, gates, fence, ladders and railings, are also evaluated. The pool pump and filter are tested to insure they operate as intended.

Above Ground Storage Tank (AGST) Certification (Oil Tank Testing)

A Tank Sure Certified inspector will take measurements of the tank’s thickness, using cutting edge ultra-sound technology. Homeowners of certified tanks will receive a one year $1,000 tank replacement warranty. Prior to this technology, a decision to replace a tank was usually made only after it has already leaked. ??? This reactive approach is obsolete and quite frankly, not smart. With our new proactive approach to inspecting AGST’s, homeowners and home buyers no longer have to wonder when their tank is going to start leaking, wait until a tank starts leaking, or make the mistake of replacing a good tank just because it is old. We are the only home inspection company in the area that is qualified or equipped to perform this test.

Neighborhood Environmental Report™

Developed exclusively for home buyers and sellers, the EDR  Neighborhood Environmental Report™ identifies potential environmental risks such as leaking underground tanks, landfills and toxic waste sites on or near a property that may threaten a family’s health or the value of their investment. It is generated from the largest collection of local, state and federal hazard records in the U.S. by the country’s most trusted source of environmental risk information.

The EDR Report is delivered at the time of the home inspection in an accurate, comprehensive, easy to understand summary and is available to home buyers, home sellers, and homeowners through our office.

Septic Inspections

The septic inspector will evaluate the system in accordance to NJSMA inspection standards. The tank is located, opened, and all visual components are inspected for damage, wear and tear, or suspected problems. The drainage field is located and probed or, visually evaluated if it is a seepage pit. It will than be determined if the system is in satisfactory, unsatisfactory, or satisfactory with concerns condition, or if further evaluation is required.

Well Water Yield Test

A water meter is connected to the well water hose bibb, while the water runs for at least one hour to determine the amount of water the well is capable of supplying                                                                                               .

Asbestos Sampling

When asbestos is suspected, a bulk sample is taken and sent to a certified lab for analysis. The lab than confirms if asbestos exists in the sample, the type of asbestos present, and the percentage of asbestos in the sample. Lab results are typically available within three to four business days. If asbestos is detected, the next step is to consult an asbestos specialist for advice.
